I am trying to search and replace on the following text:

<!--webbot bot="Include" U-Include="../barmenu.htm" TAG="BODY" -->

When I use the Replace feature, the application returns no results, even though this text string is located in hundreds of files. When I use the Find feature, I receive the message below, and then it proceeds to find the files that contain the text string.

***Error in query: Illegal symbol after +, - or space.***

I'd like to replace this text string. Any ideas what I need to do?

For Replace operation: try to remove trailing spaced after --> and
before <!--

For Find operation: you tried Native mode option. But you have to use Phrase
mode for this type of search.
